What does Black Key charge for management?+
We work on a percentage of gross rental revenue. We will be upfront about the exact number during your free consultation. No hidden fees, no surprises. Ever.
Do I need an STR license to list with Black Key?+
Yes. Austin requires all short-term rentals to be licensed. If you are not yet licensed, we handle the coordination. With the July 2026 platform enforcement deadline, getting licensed now is critical.
What platforms does Black Key list on?+
Airbnb, VRBO, and Booking.com, fully synced through a channel manager to prevent double-bookings. We also facilitate direct bookings through the Black Key website.
Do I have to be in Austin to work with Black Key?+
No. We work with out-of-state owners regularly. You will have access to an owner portal with real-time reporting, and you will hear from us before you have to ask.
What types of properties does Black Key manage?+
Single-family homes, investment properties, and second homes across Austin. We look at the property's potential and whether it is a good fit for how we operate. No arbitrary minimums.
How long does it take to get listed?+
Typically one to two weeks from agreement to live listing. We coordinate photography, write the listing copy, configure pricing, and handle platform setup. You do not lift a finger.
