Downtown & Rainey

The location.

Natiivo sits at the lake end of Rainey Street, Austin’s strip of bungalow bars and restaurants, with Lady Bird Lake just across East Avenue and the Convention Center, Sixth Street and South Congress close by.

Eat

  • Emmer & Rye, 51 Rainey St. Seasonal, chef-driven cooking with dim-sum-style carts.
  • Banger’s, 79 Rainey St. House-made sausages in a big beer garden.
  • Food trucks at 75 Rainey St. A rotating lineup that has recently included Veracruz All Natural, Jabs Burgers and Little Lucy’s mini donuts. Trucks and hours change, so check before you go.

Bars & live music

  • Half Step, 75½ Rainey St. Craft cocktails in a bungalow with a back patio, plus live music and DJ nights.
  • Banger’s beer garden. Dozens of taps and live music.
  • The rest of Rainey’s converted-bungalow bars, a few doors apart.

Things to do

  • Electric Shuffle, nearby at 91 Red River St. Shuffleboard, cocktails and food.
  • Mexican American Cultural Center, 600 River St. Galleries and events, reopened in 2026 after a renovation.
  • The Confluence on Waterloo Greenway, a new park along Waller Creek.

Lady Bird Lake

  • Ann and Roy Butler Hike-and-Bike Trail runs along the north shore by East Avenue.
  • Kayaks and paddleboards from Lady Bird Lake Rentals beside the I-35 bridge, or the Austin Rowing Club at 74 Trinity St.
  • I-35 and utility construction is causing detours on nearby trail sections. Check current detours before heading out.

Check-in & parking

Check-in begins at 4:00 PM at the building’s 24-hour front desk, where you’ll receive a key card for the condo and building amenities. Check-out is by 10:00 AM. Early check-in and late check-out may be available on request but cannot be guaranteed.

Parking is not included with your reservation. Paid valet or garage parking is available at the building, with additional paid parking options nearby. Free on-site parking is not available. Guests are responsible for any parking fees, citations or towing.

Only guests included on the reservation may stay overnight. Maximum 4 guests.
Quiet hours
10:00 PM to 8:00 AM. Please be respectful of neighbors and other guests in the building.
No parties or events
Parties, events, large gatherings and excessive noise are not permitted.
No smoking
Smoking and vaping are not permitted inside the condo or in indoor common areas.
Pets
Pets are welcome only if included on the reservation and the applicable pet fee has been paid. Maximum 2 pets. Guests are responsible for any pet-related damage and must follow all building pet policies.
Building rules
Please follow all posted rules when using shared amenities such as the pool, fitness center, clubhouse and outdoor spaces. Lost key cards may result in a replacement fee.
Before you leave
  • Place used towels in the bathroom.
  • Wash used dishes or start the dishwasher.
  • Dispose of excess trash.
  • Check for personal belongings.
  • Lock the condo and return your key card to the front desk if required.

Cancellation policy

Cancel at least 5 days before check-in for a 100% refund. Cancellations made within 5 days of check-in are nonrefundable.
